We will also talk about time frame to make sure that we are making the right moves at the right time. We don’t want to miss out on a great buying opportunity.

Bank Approval

Talking about bank approval or getting pre-qualified is always a touchy subject when a buyer and an agent first get together.

It is important to understand that a prequel letter is used to benefit the buyer…not just the real estate agent.

Meaning, once we have a prequal letter stating that you can get a loan, we can then use that as leverage in negotiations with another buyer and their agent.

We will be showing you the best home in the market. So, there will be other buyers competing for those same properties and the seller will be more willing to compromise on price when they know the buyer is qualified. Some agents don’t present a prequal with their offers and their buyers are constantly losing out on the best properties.

It’s an easy process and if you are not ready the first day, that’s okay, But, you will want that letter before you start negotiating.

Search and Tour Grande Dunes Homes

Now the fun begins. It is time for you to start searching through the available properties to determine which ones to visit and which ones to eliminate.

We will set you up on various systems to make sure you get any new listings that come onto the market, any great properties that were recently reduced and have access to all homes that meet your criteria.

It’s important to know that we have access to every property on the market. We will represent you on new construction, FSBO’s, as well as properties that are listed with other companies.

Time to Make an Offer

Congratulations… You have identified your dream home and it’s now time to take the next step.

This is one of the most important tasks that you need an agent to do for you. It is critical that you have an agent that has great negotiating skills because this will often determine the price you pay for the property.

And, the negotiating process starts with the way that you present the initial offer.

Contract to Closing

Now that we have an agreement on price and terms, it is time to get this transaction to the closing department and on its way to closed.

We suggest you always get the property inspected and that will be arranged by our closing department.

In addition, our staff will guide you through the process of working with the lender, choosing an attorney and pay attention to the many details necessary to move into the property.

In the event that there are a few issues with the inspection, we will work to renegotiate with the seller to compensate you for any minor repairs that may be necessary.

One good thing about working with us is that we have full time staff to assist us in making sure the transaction get closed according to schedule.

Grande Dunes Closing Day

This is where the ending meets the beginning. The process of researching, viewing and negotiating is over.

Now is the time to listen to the attorney and sign all of the appropriate documents that allows you to take legal possession of the home. We will do our best to schedule the closing in the morning so the sale can record in the afternoon at the courthouse and you can move in that evening.

Buying real estate should be an enjoyable experience for the purchaser.
